Staying at the Resort

Is Orchard Ranch RV Resort a 55+ community?

Yes. Orchard Ranch RV Resort is an active 55+ RV resort and manufactured-home community, for residents 55 and older.

What hookups do the RV sites have?

Every site has full hookups with water, sewer, and electric, on shaded pull-through sites.

How much does it cost to stay?

RV sites are $75 a night year round, or $70 with Good Sam. Weekly rates are $425 Year round. Monthly rates run $700 to $750 plus electric depending on the season. Rates are per site for 1 to 2 people. Each additional person is $2 per day, $10 per week, or $30 per month. All overnight guests must be registered with the office on the date of arrival. How do I make a reservation?

Call us at (928) 772-8266 and our team will help you book your dates and pick the right site. You can also send a reservation request from our Rates & Map page. A non-refundable deposit is required at booking, and a $100 deposit for stays of 7 or more days.

Do you allow pets?

Pets are part of life here, and the resort asks owners to pick up after them and to protect their paws on hot asphalt in summer. Please contact the office at (928) 772-8266 for the current pet policy and any breed or size limits.

Are you open year-round?

Yes, the resort is open year-round. Summer is our peak season, when visitors head to the high country to escape the Phoenix heat, and the mild four-season climate makes it a comfortable home base any time of year.

Buying a Home

Can I buy a home at Orchard Ranch RV Resort?

Yes. We have move-in-ready park models and manufactured homes for sale, from Cavco, Shultz, Teton and Laurel Creek, priced from around $60,000 to $225,000. Most include an awning, concrete, skirting, AC and heat, and a shed.

Do I own the land, or lease it?

You own your home and lease your site with a simple monthly space rent, and there are no HOA fees. Annual personal property tax on the home is paid by the homeowner through the Yavapai County Treasurer’s Office. Call the office at (928) 772-8266 for the current space rent.

Is there an HOA?

No. There are no HOA fees, just one straightforward monthly space rent, and access to all resort amenities is included.

Who do I contact about a home for sale?

Call the sales office at (928) 772-8266, or send a message from any home's page and a representative will get right back to you. If you are selling your own home here, whether by owner or through an outside realtor, the park asks you to sign an Intent to Sell form before listing.

Community Life

What activities are there?

More than thirty resident-led groups meet every week, including pickleball, bocce ball, cornhole, line dancing, quilting, woodcarving, watercolor, photography, mixed media, bridge, poker, Mexican Train, mahjong, Bunco, card bingo, Bible study, and a non-denominational church service on Sunday mornings. What are the office hours?

The main office is open 9:00 am to 3:30 pm, Monday through Friday. No payments are taken after 3:00 pm. Call (928) 772-8266.

Is there a resident newsletter?

Yes. The Activities Office publishes a monthly newsletter with the full events calendar, club news, and park reminders. You can read the current issue on our Activities & Calendar page.

Can I use the amenities at Orchard Ranch North Resort too?

Several activity groups meet at the Orchard Ranch North Resort Red Barn, a short golf-cart ride from this resort, including pickleball, game night, and aerobics. Ask the Activities Office at (928) 350-6920 for details.

Location & Getting Here

Where is Orchard Ranch RV Resort?

We're at 11250 E. State Route 69, Dewey, AZ 86327, in Arizona's central high country next to Prescott Valley, in the shadow of the Bradshaw and Mingus mountain ranges.

What's the nearest airport?

Prescott Regional Airport (PRC) is roughly a 25-minute drive, and Phoenix Sky Harbor (PHX) is about an hour and a half away.

What is there to do nearby?

Plenty. Historic Prescott and Whiskey Row, Watson Lake and the Granite Dells, the mining town of Jerome, and Sedona's red rocks are all within an easy drive. See our Things to Do page for the full list.

Where's the nearest grocery store?

Prescott Valley has full grocery stores and services just a few minutes from the resort.

Is it a good spot for snowbirds?

Absolutely. Many residents come up for the summer to escape the Phoenix heat, and others stay year-round for the mild four-season climate and the active 55+ community.
